perfect place to explore rome, and franco is a great host.
Pros: perfect location, short walk from the termini. franco was great host, explained everything, gave us some food and drinks. communication was great, internet was good. great value for money.
Cons: nothing to complain. the place is not new, but has everything that you need. you can't expect ***** accomodation for that price.

Great stay.
Pros: Great stay. The apartment is in a great location. Close to the metro, shops and restaurants. A 20-minute walk to the Colosseum and the Trevi Fountain. The apartment is equipped with everything you need for a short stay. The nice thing was that there was milk and juices waiting for us in the fridge. We could make coffee or tea, and take advantage of the sweet snack that Franco left for us. The neighborhood is noisy at times, but this does not affect the good rating of the facility. Comfortable beds. Great contact with the owner Franco and immediate action when a problem arises. Thank you Franko again. Recommend.

Large nice apartment close to Termini
Pros: Large apartment in a residential building. Franco met us at arrival, and had also been fast in communicating ahead of our stay. Large rooms, everything was clean. He explained everything in the apartment upon arrival. Quiet area only a few minutes from termini, and close to buses and trains. Can recommend this apartment.
Cons: The only thing I missed was a pair of scissors in the kitchen :-)

Great location in Rome.
Pros: Franco is a very friendly and helpful host. The apartment is extremely well located, within a few minutes of the Termini Station. It was an easy 30 minute walk to the Trevis fountain, as a guide. There is a fantastic restaurant just around the corner, but most of the places are aimed at tourists. There are a couple of supermarkets close by. The bedroom sizes were good, and the kitchen was more than adequate, with a washing machine also. Franco provided some appreciated juices and snacks.
Cons: The building, not surprising is quite old, which is fine, but something to note. Even though the weather was mild, the rooms get quite warm and humid, but fans are provided. I slept fins, but my wife and kids thought the beds a little uncomfortable. The bathroom is a little small, but adequate. A note for potential guests, it is up one flight of stairs, but there is a lift. I didn't use it though.

Great place to stay close to Roma terminal
Pros: Position to the train station. Franco was an excellent host. Friendly and welcoming. Provided a small breakfast that we didn’t expect. Franco went out of his way to be helpful. Safe neighbourhood. Lots of restaurants within a few minutes walk. Excellent communication and ease of entry and exit. We would stay there again in Rome.

One night in Rome
Pros: Franco was very nice and he was there on time! He gave us good tips for our short stay in Rome. Facilities in flat were optimal for even longer stay in Rome. Location of the flat was perfect! Double beds were comfortable. There was everything you need: a kettle, washing machine, fridgerator, little snack…
Cons: Smell of smoke was horrible, after we shut the windows… we couldn’t stand it. So tobacco smell spoiled our stay in Il Pretoriano. Flat was noisy, too. We didn’t sleep well.
