Pros: The property was beautiful, it was very spacious with enough room for the whole 11 of us. We would definitely recommend this property to anyone travelling to Rome. It's in a great location with easy access into the main city, but far enough away that there was no hustle and bustle around us.
Cons: top floor hot water in shower didn't work. Not enough Pillows and blankets.

A stay with difference for me
Pros: The main part of the house we stayed in was a family home. it was old and I loved it big rooms high ceilings well equipped kitchen if you need to cook there is a sauna in one of the bedrooms and a piano in another there are areas outside for sitting. The cleaner comes daily, and she is very nice she even came and brought our deposit back early in the morning as we were leaving at 6.00am
Cons: Personally nothing as I said I personally loved it but there are slight issues depending on the party type your with. there are two toilets upstairs and not private if you need them to be, you need mobility to access parts of the house bedrooms up stairs washer dryer down some stairs 1 tv in main rome in italian not I needed it but if you did there's lots of books. Met the host on first day and seen more of cleaner after that who doesn't speak English but tries. but I don't speak Italian to be fair One thing that someone might need to be aware of and we missed it was that there are additional charges with Italy per person in the form of tourist tax and you will need id on arrival which is not an option we used passports which were photographed by phone to be sent.

Lovely house in a fair neighborhood located a 20 min uber from the city. Lots of uber fare.
Pros: House felt cozy and safe despite immediate area being a little sketch
Cons: They charge 25 euro a nite for aire condition not mentioned anywhere

Exceeded Expectations
Pros: The home is absolutely beautiful, spacious, and super-clean. Everything was ready upon arrival and it is also located a short walk to shopping, restaurants, and grocery stores. There were four of us, but you could just as easily host a group of a dozen due to the room sizes and bedding options. There are also two lovely spaces outside to sit, relax, or dine. I will check availability here before ever booking anywhere else in Rome!
Cons: I can't think of anything negative to say!

I do think this is a great place to stay and would recommend it to people, but make sure that they’re aware of the only
Pros: The property was away from things so it wasn’t in a busy area. The home was really nice and comfortable. We were exhausted from flying in and being awake for a full day (We were sightseeing while we waited for the house to be ready for us ) so they allowed us to come in to the house about an hour early. I know that was an inconvenience for them, and I really appreciated it.
Cons: We were a group of 12 (family group with grandparents and no kids under 19) and had a couple of days in Rome that we just wanted to relax and hang out at the house and come and go as we please. On day one, the maid let us in and told the owner that there were 13 of us when there were actually only 10 of us because two didn’t arrive till the next day. It was very irritating to be questioned so nobody felt comfortable having the maid around after that because they felt like she just wanted to catch us doing something . She came every day at 10 AM which was an inconvenience for us because we wanted to sleep in and hang out with each other, but felt like we were in her way. I was told that was a requirement when I mentioned she didn’t need to come every day bc we could make our own beds. We were given only one key to the house and had to get them to give us at least a second key which they didn’t act like they wanted to, but we didn’t wanna have to all come and go at the same time so a couple times people had to sit outside and wait for the next person who had a key to make it back and let them in.

Pros: Хорошая вилла в осень удобном месте в центре. Чисто, красиво
Cons: Претензий накопилось достаточно. Прежде всего, на сайте указано поселение до 23.59, по факту сказали что за поселение после 18.00 надо доплатить 30€ За пользование кондиционером, 25€ ( это в описании не указано. Написано что каждая спальня с сан/ узлом, по факту, санузел один на две спальни, но в вход в него из двух помещений))) вроде и в каждом номере, вроде нет. Но самое главное на сайте владельца указали что налоги и сборы входят в стоимость. С карты сняли полную стоимость проживания, а по приезде сказали что отдельно должны налом заплатить ещё 162€ налогов. Только благодаря вмешательству менеджеров Booking.com. получилось вернуть свои деньги. Менеджерам отдельная благодарность!!!
