Percet. Exceed our expectations.
Pros: Breakfast is limited however the quality was perfect. Breakfast area is very Italian style and cosy. Location was more than anybody can ask for Rome. It is 2 min walking from Via do Condoti or Via del Corso and vvery close to restaurants, historic monuments.
Cons: Nobody told me that an elevator accommodate 3rd level. It is outside of fire proof door so nobody could ever imagine it. Till last moment I thought that the access was only through the staircases in the lobby. And something else... humour is always nice and accepted but should be kept in professional level. Sometimes become annoying to be humorous all the time.

Perfect
Pros: The location is excellent, very close to the main shopping street, with many nice cafés around where you can easily go out for a coffee. The rooms were very comfortable and clean. The staff were extremely friendly and helpful. The breakfast was good compared to other hotels abroad. We were very satisfied with our stay, and if I come to Rome again, I would definitely choose this place.

Great Location, Recurring Shower Odor Issues
Pros: Location, Location, Location! This place is perfectly situated, making it an ideal base for exploring the area. The hotel is spotlessly clean, and most of the staff are exceptionally polite and welcoming. Breakfast offers a great variety of options to suit all tastes. The rooms are immaculate and equipped with everything you need for a comfortable stay. Even the standard rooms are spacious enough to ensure a pleasant experience.
Cons: This was our second stay at the hotel, chosen primarily for its excellent location in the heart of Rome. The property is clean, the rooms are well-equipped and spacious—even the standard ones—and most of the staff are polite and welcoming. Breakfast offers a good variety, contributing to an overall pleasant experience. However, recurring plumbing issues have significantly impacted our comfort. During our first visit, we had to change rooms due to strong sewage smells. Unfortunately, even after switching rooms, the shower continued to emit unpleasant odors. This issue persisted during our second stay. The problem appears to stem from the shower’s P-trap, which may have been removed, improperly cleaned, or dried out—possibly due to air conditioning or low humidity. While other fixtures like sinks and toilets are unaffected, the shower consistently smells unless run for 10–15 minutes beforehand. High-fragrance cleaning products only mask the issue temporarily. Additionally, the elevator’s automated air freshener seems to be compensating for odors from the shaft, likely linked to the aging sewage infrastructure common in Rome’s historic buildings. Given the price point and the ongoing discomfort, we are now contemplating alternative accommodations for future visits. It’s disappointing, especially considering the hotel’s many strengths. It’s a pity that the Romans invented sewage systems and bathing—but can’t seem to fix a bloody shower.
