Overall, I had a pleasant experience.
Pros: It was clean and tidy, and my room was very quiet so I slept well. The owner Priscilla was very friendly, we communicated via WhatsApp, she provided me with the UK adaptor and prepared gluten and lactose free breakfast much earlier because I had to leave at 7:20 am. This B&B is only 20 minutes walking distance from Stazione Tiburtina, which was very convenient for me. The area is nice, loads of places for aperitivo/dining and it is close to a Super Conad supermarket, where you can find everything.
Cons: I would suggest to improve breakfast. Honestly, I didn’t have time to have a proper breakfast, but I didn’t see many choices, it was less than what I use to have when travelling abroad.

Pros: The room was clean, comfortable, and tidy. Although it’s a single occupancy, the bed is a double, which makes it even better. Highly recommended — great value for money. The entrance is from the side door, and a kind lady helped guide me there, I’m very grateful!

Pleasant Stay
Pros: The staff was friendly, the location is great, and the prices are reasonable compared to other options. Everything was clean, and the garden was fantastic.
Cons: It would be great if a vegetarian option were available for breakfast, as well as a reliable internet connection, since the current connection was frequently dropping.

Best stay in a long time
Pros: The rooms were simple but equipped with everything you need. The shower and bathroom, in particular, made a high-quality impression. Our room was very clean. The staff was very friendly and welcoming; they also asked us every other day if we needed room service, which we then also gladly accepted. Towels were exchanged and our bed linen was changed. The beds were very comfortable and the location was perfect: not far from the center, yet away from the hustle and bustle.
Cons: Actually nothing to say here.

Cozy and comfortable
Pros: Big and comfortable room, perfectly clean, great staff and breakfast, close to the metro and buses, everything is new and very well maintained, lovely garden too
Cons: You could hear the noise from the street in front of the building at night so if you are a light sleeper better have earplugs

Pros: I liked the location, the connection to the centre with metro and bus is good. The neighbourhood is nice.
Cons: The walls and ceilings are maybe a bit to thin.

Pros: The hotel's location is highly convenient, close to both metro and bus stops. The surrounding streets feel safe and are not overly busy at night. Breakfast, while relatively simple—featuring toast, cheese, ham, fruits, yoghurts, and sweet pastries—was sufficient. The room was clean, and the bed and pillows were comfortable.
Cons: The biggest downside of this place is the noise. The walls are paper-thin, so you can hear pretty much everything from the next room, including talking, snoring, showering... Unfortunately, the guests next door didn’t seem too concerned about keeping the noise down at night. On top of that, there was (most likely) a family or someone with a small child staying in the apartment/flat above our room (No. 3). The child started running, yelling, and stomping around as early as 6 or 6:30 in the morning. In the evenings, until about 11 p.m., there was more noise from running, furniture moving, and vacuuming. I guess these people might actually live there or rent the place long-term, rather than being regular hotel guests. So if you’re a light sleeper or just value quiet, I’d definitely recommend bringing some good earplugs!
