Hotel Villa San Pio

Really, really like this hotel, but there are things that can improve it

Pros: Loved the staff!!! Amazing staff, very attentive, knowledgeable and helpful. Really couldn't ask for more. The location of the hotel is fantastic - just off the main areas of central Rome, this makes it peaceful, quiet and intimate. Breakfast was OK - when we were here several years ago (I think about 10), we had a hot buffet available at no extra cost - now it is extra.

Cons: Our room was very small and the bathroom was tiny. The luxury shower unit didn't work and the the one shower fixture that did, was no more than a hand shower. No in-room tea or coffee making facilities, but there was a mini bar. It seems that everything now is about wringing as much as possible from the guest - charges for the mini bar; down to the bar area for a cup of tea or coffee. We would much rather have that ability to make a cuppa first thing than having to go go downstairs. The air-con didn't work - even in March, the room was very stuffy and we had to leave the windows open permanently.

A lovely hotel made wonderful by the friendly and attentive staff

Pros: Very quaint building. Quiet location. Close to Colosseum.

Cons: Nothing to dislike

Pros: Quiet hotel in a residential part of Rome. 20min walk from Circus Maximus and Colosseum. Very confortable with a good breakfast.

I will definitely be back, aventino is a serene neighbourhood.

Pros: I was fortunate enough to stay in this beautifully located hotel villa for one week. My room was upgraded to a suite and couldn’t have been happier. Great staff and very kind and helpful.

Cons: Tv with Netflix option.

Pros: We were very satisfied with our stay at this hotel. We liked absolutely everything: the convenient location, the comfortable room, the pleasant atmosphere, and the attentive staff. Everything was organized at a high level, and we felt comfortable throughout our stay.

Great reception and hospitality experience

Pros: Our favorite roman hotel, we especially enjoyed the very friendly staff and the great location

Cons: The room we were in the first few nights had a very smelly bathroom with a very hot heating we could not turn off. Fortunately we were given another, much better room

A true oasis in Rome

Pros: Loved this hotel! The location is fantastic—a quiet, leafy area that feels secluded, but you can walk to the Colosseum and other attractions. The staff made me feel very welcome. Perfect choice!

Pros: Location 10 out of 10! Staff responded quickly to my additional requests. The area is fantastic!

Cons: Unfortunately, the walls are very thin. I arrived home, looked at the hotel's website, and I think there was a mistake or misunderstanding. Booking offered me an economy room for two. In fact, room №300 is extremely small; my daughter and I couldn't move around at the same time. Room 300 doesn't match the website photo of an economy room. The hotel website says the economy room is for one person. Why is Booking/the hotel selling it as a room for two? Please look carefully at the photo and description of the room on the hotel website and compare it with the one on Booking. The staff were very friendly, the last two nights we were given room 299 and it was not much bigger than 300, but much more comfortable for two people.

A quiet gem in Aventino.

Pros: Beautiful and cosy. The location is perfect, easy access to restaurants and markets, easily walkable to the centre of Rome.

We recommend it for those who want roomy and calm neighborhood still being near city centre!
