Host was very helpful, the property is spacious and furnished beautifully in a central location
Pros: The location to this property is superb and so close to great restaurants and shopping. We arrived very early in the morning, and the host very kindly let us drop off our luggage to the apartment when the cleaning lady arrived and also later let us check in early. He was also very responsive with any queries. It's a lovely, clean and spacious apartment with good sized bedrooms with plenty of storage and lounge area. Very good amenities were provided, including an umbrella. There's a washing machine but no dryer, but a clothes horse is provided. There is no lift. You have to navigate 4 flights of stairs (3 flights has approx 8 steps, the bottom one is only 3 from memory) to get your luggage up, but we had no issues with that. We would definitely stay again.
Cons: Not a big thing at all, but it would have been lovely to have just enough detergent (one capsule) for one load of washing provided, until you could find a store nearby to purchase. I'll know to bring my own next time!

Pros: The apartment was very big and spacious and bedrooms large too. We had been travelling through Europe and this accommodation was probably one of the better places we stayed in. The communication with the host before arriving was also very good.
Cons: No lift (even though one at the building but it did not work), the wifi was patchy and there was a washing machine but no dryer. So we had to find a laundrette about 15 mins work to take our wet clothes to dry.

Rome is lovely city to visit with family. It is wonderful just walking around the city.
Pros: The morden style of the apartment is really great. The Scandinavian styles with lots of painting on the walls. Sofa are comfortable with many feather cushion. Nice style and quality of the apartment. The location is another unbeatable advance for this property. It is walking distance to most of the tourism spot. 700 meters for Trevi Fountain and Pantheon. 2km walking distance to Vatican city and Colosseum. We had walked to these spots rather than take public traffic due to famous pocket pick all around.
Cons: It is not landlords faulty maybe to claim to Booking.com. There was mentioned city tax paid during the booking. But it is extra charge when check in. Euro 5 per person per night.

Overall we loved our stay at Maison Letizia Roma.
Pros: The location was perfect. Walking distance to a number of iconic Rome locations. The apartment was amazing - very spacious and modern with plenty of facilities. Appreciated being able to check in late after our flight to Rome was significantly delayed.
Cons: No access to the lift to get our luggage up three flights of stairs. Only 1 key for five people. Being over-charged for the city tax (we were asked to pay €110 but it should have been €90). Probably need to be more explicit about what ‘free toiletries’ actually means (ie soap and hand cream - no shampoo or shower gel).

Large & comfortable apartment in a great location.
Pros: A large and comfortable apartment with all of the facilities needed for a short break. The location is excellent for exploring central Rome. Communication with the owner via Booking.com messaging was effective and the lady who checked us in was very helpful and efficient.
Cons: The stairs to the apartment may be a challenge for elderly or less mobile people. It is quite noisy throughout the night but that is to be expected for somewhere located so centrally in a busy city. The WiFi password was given to us in capital letters when in fact it needed to be all lower case.

Plenty of space and a great location.
Pros: Great location. Easy walking distance to Piazza di Spagna, Piazza Navona, Fontana di Trevi and the Parthenon. Plenty of great restaurants and bars all around. It's a lively area, so there is a fair bit of street noise, but not too disturbing. Plenty of space in the apartment and all the bedrooms are a good size. The main bedroom as an ensuite and the other two bedrooms share a big bathroom.
Cons: We weren't given any pre-information about how to access the property and it was left to me to reach out to find out what we needed to do. This worked out fine, but it was all a little last minute and added a layer of stress that could have been avoided if we had received instructions well in advance. The property is up three flights of stairs and whilst there is an elevator, it can only be used by the permanent residents in the apartment block; it was a bit of struggle getting all our suitcases up and down the stairs as a result. We weren't advised that we would need to pay a city tax when we accepted the keys and that this needed to be paid in cash. We didn't have the cash, so needed to find an alternative arrangement. Again, could have been avoided with a more proactive approach to communicating expectations for the arrival/check-in process.
