Out of the City
Pros: Perfect setup for my family. The room was modern and clean. It also had a cute balcony. Easy tram/bus to downtown Roma.
Cons: I didn’t know it wasn’t a hotel. It’s B&B style, with several rooms with their door own locks and a shared kitchenette. The check-in process was less flexible than a hotel, we needed to arrive before 10pm

Pros: We stayed there while attending a conference at a nearby hotel. The rooms were very clean, spacious, and secure, located in a lovely residential area very close to the beautiful Villa Pamphili park. The check-in process was smooth, and the instructions for entering the apartment and rooms were clear and easy to follow. Davide, the owner, was extremely helpful and stayed in regular contact with us via WhatsApp, ensuring that everything went smoothly throughout our stay.
Cons: The property is located a bit away from the center of Rome and the Termini Station. Although public transportation is available, it does take some time to reach the main attractions. In addition, there are no nearby markets, which makes it somewhat difficult to purchase basic items. However, there are a couple of excellent restaurants in the area—particularly Trattoria Da Cesare al Casaletto, which was also kindly recommended by Davide. The main concern was the breakfast arrangement. It was provided at a nearby café, which unfortunately did not offer much in terms of hospitality or variety—just a coffee and a croissant or something similar. As a result, we chose not to use this option on the second day. The property itself has a wonderful lounge, and since it only has four rooms, it might be a great idea to offer a simple self-service breakfast basket for each room. This small addition could greatly enhance the overall experience and value of the property.

A great stay and a wonderful host!
Pros: Davide sent me a WhatsApp as soon as I booked and was really reactive when I had any questions. We were able to drop our bags there before the check in time, which allowed us to use the afternoon of our first day. The check in procedure (door code, key box code and door instructions) was really clear and easy. He sent a few useful messages to us for places to eat and different transport options. There was good WiFi reception. A little coffee station was available at the suites - enough to start the day. We had problems booking an uber for our departure and Davide answered my messages at 10pm! and tried to help us book. The room was very spacious and clean as was the bathroom. The big plus is the ease of communication, we saw no staff (except a cleaner) but Davide more than made up for that. The suites are close to a park and you don’t feel you’re in the city. But you can be at the Coliseum in 35 minutes on the bus. We highly recommend this accommodation !

Amazing room with easy access into the centre and the best host!
Pros: The room was lovely and host couldn't have been more helpful with local information and allowing us to check in early. Really enjoyed being in a more local Italian area, even though we were outside of the centre, it was very peaceful and the view from balcony was great.

Comfortable and easy commute
Pros: My flight arrived about 4 hours later than scheduled, which meant I reached Unicum Roma close to midnight. I must admit that I was sceptical when I got there as it was an apartment building and not a hotel entrance. But Davide had sent in all the instructions to enter the property clearly so we had no issues getting into the room. The room was big and the beds were comfortable. I had opted for a room with no breakfast so we went to the first bar, which was not more than 30 seconds from the building. Having a freshly baked croissant with amazing capucine was a saver. The tram station is not more than 5 minutes away and Davide had also sent the link to buy the tickets. It was all very easy to navigate. Like it said in the previous comments, this is an apartment with 4 rooms and not a hotel but feels very private and very clean too. Communication with Davide was great.
Cons: Nothing wrong with the room but just it's not centrally located, so options for dining are limited. Davide has some recommendations for places closeby

Pros: Hotel is positioned in a residential area with a lovely view to wake up to in the morning. Staff you never see, therefore ones stay is very private. All is communicated via cell phone and the response is immediate and friendly. Extremely helpful on all fronts. Location is out of the centre of Rome but well positioned for the #8 bus which passes regularly. Breakfast which is included, I took at the bar under the hotel in the morning. Classic Italian breakfast. Perfect to start your day. They even offer coffee and tasty biscuits each day in the hotel if one wants a break. I will certainly book here again.
Cons: Location is a little far from the centre but as I said the area is well serviced by public transport.

Pros: The room was spotless, cozy, and situated in a quiet neighborhood surrounded by friendly locals, making for a lovely experience. Davide, the property owner, was incredibly kind and went out of his way to help us find sightseeing spots, offering plenty of valuable recommendations. The bathroom was newly renovated and immaculate, and the bed was very comfortable. The cleaning staff maintained the room daily, ensuring it was always fresh. Plus, the room had a beautiful view, adding to the charm of our stay.
